Standard IDX Features Included in Our Sites

The first section of your site will provide: 

  1. MLS IDX Search (Broker Reciprocity – shows all listings for all participating brokers)
  2. Search Single Families, Condos, Lots and Land, Mobile Homes, 2-4 units (if provided by MLS).
  3. Listings have addresses if allowed by MLS.
  4. Does not require a sign in; visitor can search anonymously, without giving up personal information, or sign-in can be required.
  5. Data and Photos updated daily from all included MLS systems if available from MLS.
  6. Easy to use, one page search interface. Anyone can easily understand how to use it.
  7. All properties have an email response box that will email you if a user is interested in a property.

Your own Featured Listings:

  1. Displays your own listings automatically. Data is pulled out of the MLS database based on your MLS code.
  2. You can customize your own listings with links to virtual tours, custom description, open house information, pending and solds and more.
  3. An automatic Slide Show that cycles through your listings with links to the full detail page. (if desired)
  4. Inactive listings automatically added to Sold/Pending list in the admin section allowing company/agent to add these back to web site.
  5. You can add listings with pictures of properties that are not included in your MLS.

EMAIL Updates

  1. Operates daily (where daily data is available from MLS).
  2. Automatically emails buyer/subscribers with new listings that match their custom settings.
  3. Captures the client information when they sign up and sends to company/agent.
  4. Emails are sent to your subscribers with your email address and contact information.
  5. All links on the email lead back to your website.
  6. Can be set so that a phone number is required before system accepts signup.
  7. First outgoing email when client signs up sends all currently available listings.
  8. Captures a list of properties client looks at and records this in administration section.
  9. Subscriber can choose to have thumbnail pictures
  10. Subscriber can be notified when any data on listing changes or when picture is added.
  11. Subscriber can modify their search and can use special advanced settings such as subdivision, horse property, pool.
  12. Emails are sent to your subscribers with only your email address and contact information.  A copy of emails sent to your subscribers is sent to you (if desired)

Online Property Organizer:

  1. Password protected folder where visitors can save listings they are interested in.  You can monitor this to see what interests them.
  2. Allows your clients to save properties they like and maintain a list of potential property matches. This can also be valuable to your listing clients who wish to monitor competing properties.
  3. Allows your clients to do custom searches and save the settings.
  4. Allows your clients to manage their daily email subscription(s).  Can specify date range for new listings and notification when data or pictures change.
  5. Keeps your clients coming back to your website as their central home search organization tool.
  6. Links from Daily Email Updates automatically logs subscribers into their property organizer on your website.
  7. A great tool to help you stay on top of what your clients are interested in.

Open House Feature:

  1. Creates an open homes page for your listings. Past open homes drop off the list automatically after the last day of your open house.
  2. An open house banner with date is automatically shown on the listing.
  3. Easy to use Administration section makes adding/managing your open homes easy.
  4. Schedule an Appointment Feature:
  5. A link on each listing to let your prospect immediately request a showing of the property.
  6. Allows your prospect to react even if it is after hours when a phone call is not practical.

Keeps Solds and Pendings on the site:

If you want to keep a list of properties that you have listed and sold you can do so with just a few mouse clicks.  (They will show on page with Current Listings and a Sold page.)

Individual Agent Roster and Bio Pages on the site

  1. Agent roster creates roster of agents with individual agent bios and with agents' personal listings displayed. Each Agent can have a personal control panel (broker's option).
  2. Agents can monitor their own clients' activities.
  3. You can assign an agent to a client who signs up without an agent. The agent then gets all traffic from the client.
  4. Roster can have photos.
  5. Can include staff or management pages.
  6. Agent bio pages have contact information, photo, and formatted description.
  7. Agent pages have agent's personal listings based on personal MLS ID numbers.
  8. Agent pages can, with broker's permission, display agent's pending and/or sold listings.

Provides tracking data including graphs.

  1. Records number of times your listings are visited (great for discussing the listing with sellers)
  2. Email module lets you mail messages or flyers to some or all of the email update subscribers at once. Great for when you have a new listing or find a particularly attractive listing on the MLS.
  3. You can enter custom Remarks on your listings without having to limit the length.
  4. Create export lists of your subscribers to import into your contact management program.
  5. New (or existing) subscriber prospects can be assigned to a specific agent for followup.
  6. Agent receives an email informing them of being assigned the subscriber.
  7. You can control who receives inquiries for More Information on a listing and who receives reports on email updates sent.
